Due diligence, contract drafting and review, public deed and registration for foreign buyers and sellers.

Brazilians living abroad

Sale, purchase, rental, regularization and defense of property in Brazil while you live in another country.

Inheritance and probate

Probate (inventário) in court or at a notary office, with heirs in different countries.

Powers of attorney and remote signing

Drafting powers of attorney and organizing consulate, apostille or e-Notariado signatures.

How does remote service work?

Remote service works through video calls, digital documents and formal signatures made by power of attorney or e-Notariado. You do not need to travel to Brazil for most real estate matters.

  1. First conversation by video call, scheduled in your time zone, to understand the situation and the documents available.
  2. Document review: matrícula (property registry record), contracts, court records or auction notices.
  3. Plan of action with the steps, the documents required and the deadlines that matter.
  4. Execution: contracts, notary acts, registration, negotiations or court proceedings, with updates at each stage.

The same process serves clients wherever they live, including the United States, Portugal, the United Kingdom, Canada, Japan, Ireland and Australia.

Why a firm in Brasília for property anywhere in Brazil?

Most Brazilian property law is federal, judicial auctions are held electronically and notaries and registries offer many services online, so a firm based in Brasília can conduct matters involving properties in different states. When local action is needed, we work with notary and registry offices where the property is located.

Brasília also has its own specific issues, such as properties held by cessão de direitos (assignment of rights), condominiums under regularization and public land sales by Terracap, which are part of our daily practice.

How we work

We work with an informative, technical approach. We explain risks and real deadlines, we do not promise results and we treat everything you share under professional secrecy from the first contact. If you read Portuguese, our real estate auction and Brazilians abroad pages have additional material. To describe your situation, you can contact the firm.

Common questions

Frequently asked questions

Can I hire a Brazilian real estate lawyer without traveling to Brazil?

Yes. The whole relationship can be conducted remotely. Meetings take place by video call, documents are exchanged and signed digitally whenever the law allows, and acts that require formal signatures can be done through a power of attorney or e-Notariado. For most real estate matters, clients living in the United States, Europe, Japan or Australia do not need to travel to Brazil.

Does the firm only handle properties in Brasília?

No. The office is in Taguatinga, Brasília, in the Federal District, but the firm handles real estate matters involving properties in different Brazilian states. Brazilian property law is largely federal, judicial auctions are electronic and many registry and notary services are available online, which makes remote work across Brazil practical.

Who is the lawyer responsible for the firm?

The firm is led by Rafael Barreto Marques, a lawyer registered with the Brazilian Bar Association in the Federal District under number OAB/DF 34.266. His practice is focused on real estate law, property auctions and real estate contracts, for individual clients and investors in Brazil and abroad.

Is my information kept confidential?

Yes. Brazilian lawyers are bound by professional secrecy under the Statute of the Bar and the Code of Ethics of the Brazilian Bar Association. Information you share about your property, your family or your finances is treated as confidential from the first contact, whether or not you go on to hire the firm.

What languages do you work in?

This page is in English, and there is a Spanish page for Spanish-speaking clients. Brazilian contracts, deeds and court documents are in Portuguese; we explain their content and implications in your language before you sign, so that every decision is made with a clear understanding of what is at stake.
